Why would I want a home inspection?
  • Home Buyers: Emotion often affects the buyer and makes it hard to imagine any problems with their new home. A buyer needs a home inspection to find out all the problems possible with the home before moving in.


  • Home Sellers: More and more sellers are choosing to have a thorough inspection before or when they first list their home. First and foremost, you should have a home inspection for full disclosure. You will have demonstrated that you did all you could do to reveal any defects within the home. Second, you will save money and hassle by knowing now what your defects are, not after you have already negotiated a price and are faced with costly repairs discovered on the buyers inspection. Defects found before the buyer comes along allow you to shop around for a contractor and not deal with inflated estimates that a buyer will present.

The home you purchase is one of the largest investments you will make in your life. You need to know that the home you and your family will live in and sleep in is safe and free from major defects that could be costly to repair when problems are found. A home inspection will help you.

 

One big item that I inspect for is efficiency. As an insulation contractor and Energy Star Home Rater, I can bring the experience and tools to show you the effects of a well or poorly insulated home. I will inspect the structural systems, foundation, floors, walls, ceilings, and roof. Electrical and plumbing systems will be inspected for safety issues, leaks and any potential hazards. The appliances in the home will be checked for proper operation. These will include all kitchen appliances, vents, garage door openers, etc. The Pre- Agreement Document explains in detail the covered and not covered items inspected.


Home sellers should have a Pre-Listing Inspection performed to accurately complete the "Sellers Disclosure Statement". Most buyers like to see this statement. If you are selling your home and considering a professional home inspection, ask yourself these questions...
  1. How much more comfortable would your buyer be if they had the statement complete with a Full Home Inspection by a Trained Professional Home Inspector?
  2. Would they feel better about your house if you gave them a copy of the Inspection?
  3. How would you feel if you were the buyer?


I use the Home Gauge Inspection software to perform and report the Home Inspection. This is a powerful tool in the inspection process and a Sample Inspection is available. This is an actual inspection that was performed in August of 2009. The Buyer's name and address are the only changes made to their report. It is used here with their permission.
